Loveland Annual 4-H Rocket Fly Day

Be the first to comment on this post

The Annual 4-H Rocket Fly Day was held this week, with about 15 Loveland area youths wowing judges with their model rocket launches.

Loveland Area Family Information

The annual event is not only hugely fun for the youths that participate (and their families to watch!) but the event is also a chance for the young people to showcase the skills they have learned and compete for prizes!

The Loveland community area chapter of 4-H offers many projects, but the model rocketry program, available for ages 8 to 18 years old, is by far the most popular. The youths are able to build from a kit or from scratch while they study the science behind how the rockets work.

If you missed out on the event this year and think your children would enjoy joining in the Loveland area activities, then you can contact 4-H by calling 498-6000 or visit www.larimercountyfair.org/4homenexhibitors.html

Fort Collins Short Sales

Be the first to comment on this post

Fort Collins Real Estate has seen the same slump a lot of the nation is facing right now; however, we are starting to come out of that slump, which is great news for Loveland home buyers and sellers!

Fort Collins Short Sales

But there is a group that still needs some here and your expert Loveland and Fort Collins REALTORS are here to help!

When you are trying to sell your home, but can not sell it for what you owe on it, then you are caught in a short sale. Short sales can be maddeningly frustrating for all involved, since each one has to be approved by the mortgage lenders.

Lenders can often take weeks or, in worst cases, months, to respond to a short sale offer. Why? Because they are getting overloaded with requests AND in a short sale, they are getting paid less than what was originally promised. So even though someone may be able to prove hardship in making their Loveland home payments, the lenders still aren’t super excited to lose money.

So what is a home owner to do? Make sure you work with an Expert Fort Collins Realtor, who understands the short sale process for your area inside and out.

Because even when things do go smoothly and your short sale is approved, there can still be mistakes in how long the paperwork gets back to you, making it impossible to close in time and forcing you to start over. Unless you contact an expert Loveland REALTOR and let me help with every step of the process.

Short sales can be frustrating, but don’t worry; the real estate team at Century21Humpal.com is here to help you every step of the way.

Are you thinking about how to start the short sale process, or what to see if a short sale might be an option so you can avoid foreclosure? Then contact us, your expert Fort Collins, CO real estate agents, with all of your questions and concerns.

Until next time,
Jason

Home Sellers: You Need Electric Lock Boxes

Be the first to comment on this post

There are all kinds of lock boxes that can be used when you put your Loveland home on the market. These boxes, ranging from combination, to pin code, to keyed, to electric, allow Loveland real estate agents to show your home when you are not there or even after you have moved, while still keeping your home safe from vandals.

Or so you would think. But all of that hinges on the common sense of your Loveland real estate agent, who is in charge of the codes or keys for your lock box.

It just so happens, that if you don’t use the electric kind, which can only be opened with an electric key available to Loveland Realtors-you might still be at risk from thieves.

Luckily, the areas of Fort Collins and Loveland real estate has very little crime, making the Fort Collins area a wonderful place to raise a family. But for those of you not lucky enough to live in the family oriented area of Loveland, your home could be at risk because of your box lock.

There have been news reports of thieves getting the lock box codes by posing as real estate agents and even finding the -the lesson?

    Loveland Realtors

NEVER give out a lock box code over the phone!

    Loveland Home Owners

-talk to your real estate agent about how they handle lock boxes, where the codes are kept, and how they codes are given out.

The simple solution? Using electronic lock boxes that can only be opened by a key that only Loveland Real Estate Agents can get from the office.

    Loveland Real Estate Inspections

    1 Comment | Leave A Comment

Why Do You Need a Loveland Real Estate Inspection?

In a short explanation, a home inspection is a bit like an appraisal, in that it ensures that what you are paying for is worth it-ie, in working and living condition.

While not placing a monetary value on anything in the home, a Loveland home inspector will point out items in your home that need repairs, may be broken, could be leaking, if there are mold problems or bug infestations. Inspectors will check items that could end up saving you thousands of dollars, so the small cost you pay for the inspection could end up saving you in the end. All things you need to know about any Loveland homes for sale that you are considering making an offer for. If nothing is found to be wrong, don’t feel like you wasted the money either-you just paid for peace of mind, knowing for sure that your home is in great condition for your family.

    Loveland Home Inspection Cost

Usually the home buyers will pay for the home inspection, and can add a contingency (rider) in the offer to purchase based on a favorable outcome of the inspection of the home. So don’t worry, if the Fort Collins home you put a bid in for ends up having a nest of bats that have lived in the attic for years, you can back out of buying that home. Or if you want to still buy it, you could come back with another offer less the cost of taking out years of bat guano. Remember though, that is is unethical for a Fort Collins home inspector to bid on jobs to perform corrective repairs on conditions they find during their inspection.
