The City Council will be meeting Tuesday to conduct a much anticipated review of the city ordinance that limits the number of adults who may live in a rental home.

The issues surrounding the occupancy ordinance are complex and sensitive, and each situation almost has to be looked at individually.  It is understandable that Fort Collins home buyers feel their neighborhoods have been compromised by the increase in rental properties, but renters-especially CSU students-need affordable places to live, and by having roommates, homes can be affordable for them.

The current law, approved in 1964, limits the number of adults in ahome to 3, regardless of the home’s size. However, up until 2007, the law had never been enforced, so the last few years have seen many protests, as residents found to be in violation have only had 30 days to remedy the situation or face a $1,000 each day after fine.

One way to remedy the situation? Buy a Fort Collins Home. The law does not apply to Fort Collins home owners. In our current economy, you never know what might happen and if you find yourself in the situation where you and your spouse need to help out a sibling and his/her spouse, (or vice versa) with a temporary living arrangement, then you would have to own your home or else be in violation of the rental zoning occupancy law.

Northern Colorado Unemployment Rates Go Down

Northern Colorado Area Information

Great news for Northern Colorado home buyers and residents: Unemployment is going down. The Greeley statistical area has dropped from 8.1 in August to 7.5 for September. the Fort Collins and Loveland area also saw a similar decline, going from 6 percent unemployment to 5.6 percent. On top of the unemployment going down, the work force numbers have gone up, bringing really great news for the Northern Colorado real estate market.

Greeley CO Council Stops Development Fee Increase

The Greeley City Council recently voted to deny an increase in development fees that would direct funds to tansportation, drainage and trails projects.

The increase in fees would have been phased over a 5 year period, but the council members were concerned that in America’s current economy, a raise in development fees would discourage businesses from relocating or expanding in the city, even though fees have not increased since 2004.

Local builders were happy with the council’s decision, and are hopeful that since Greeley’s building fees will remain the same, Greeley can compete even more for new growth.

Rock Creek Farm U-Pick-em Pumpkin Patch, 2005 S. 112th St., Broomfield.
Offers traditional jack-o’-lantern and pie pumpkins in more than 100 acres of pumpkins, also features corn mazes, baked goods, handcrafted gifts. Free admission, cash or check only for harvest goods. Rocky Mountain Pumpkin Ranch, 9057 Ute Highway, Longmont.
In addition to pumpkin picking, and an open door market, this organic pumpkin ranch has honeybees in their hive; Fall Festival on Saturdays and Sundays in October, featuring a straw maze, paint your own pumpkin, petting zoo, inflatable obstacle course, store with fresh produce and cider. Loveland Ski Resort Opens

Loveland area residents and visitors will be happy to hear that an El Nino will be hitting us this winter season. Historically,  that means our area of Loveland should be getting a very impressive snowfall this year, making it THE perfect time to enjoy the Loveland area ski resorts.

Our local ski resort had a record early opening this past Wednesday, and already the Loveland locals are digging out their skiing gear so they can enjoy the beautiful outdoors.

Fort Collins Colorado Students ‘CANStruct’

Colorado State University Students, right here in Fort Collins, are raising awareness about hunger during homecoming weekend. The students will be using donated canned food items as a way to raise awareness for helping the hungry.

CANStruction is part of the annual Cans Around the Oval food drive which takes place from Sept. 17th through October 14th, with a fun, final collection event on the 14th. A total of 15 student teams are participating this year, and each will be creating structures out of the donated food items. You can vote on which structure you like the best and help with donations of food and money, with all money going straight to the Food Bank Of Larimer County. Drop all donations off at the Lory Student Center Sculpture Garden-you will see the CANStruction structures there as well-between 1:30pm and 6pm on Friday Oct. 9th. Let’s make this year the best one yet for helping the hungry!

Last year’s event raised approximately 10,000 pounds of food for the hungry and it will be exciting to see if this year that number can be topped!
