It is hard to believe 2009 is almost gone! All of us here at Century 21 Humpal Northern Colorado Real Estate strove to help home buyers  find the perfect Fort Collins home for sale, and as a result, the year flew by. We all hope you have a joyous new year!

If you are in the Fort Collins area for the New Year’s weekend, then you will have to enjoy some night skating on Sheldon Lake; perhaps we will see you there!

Fort Collins Family Event

The Fort Collins community is  invited to skate into 2010 on Sheldon Lake. Sheldon Lake is located in City Park at 1500 West Mulberry Street and anyone needing better directions can call the Parks Department at 970.221.6660 .  The City of Fort Collins Parks Department will install temporary lighting structures at Sheldon Lake in City Park on January 1st and 2nd. Community members will be permitted to ice skate on Sheldon Lake until 9:00 PM on both nights. It should be a fun and memorable way to ring in 2010!

Please note, though, to bring your own ice skates, as rentals are not available. Admission is free to the public and for more information email parkshop@fcgov.com.

It is time for a Fort Collins real estate market update. If you have been following the ever changing Northern Colorado real estate market, then you know the last year has been a bit of a roller coaster for Fort Collins home sellers (and Fort Collins home buyers!)

Fort Collins Homes For Sale

There is good news to report though from the Federal Housing Finance Agency-for the first time in a  long time, Colorado, as a whole, is at a .03 percent price appreciation for the year and ranked 9th on their list for year-over-year price appreciation.  Judging by my data, (along with the data from the Federal Housing Finance Agency)  it looks like the appreciation rates for our area will be close to 6.87 over the next 5 years-putting us back in the positive.

What does that mean for Fort Collins real estate buyers?

That means that Fort Collins home owners-who saw their home prices plummet when the housing bubble nation wide popped-will finally see the prices of their homes start to exceed the values they held before the bubble popped. It is a great trend to start seeing and we can hope that everything holds strong in the new year as the economy levels out.

It also means that anyone buying a Fort Collins property at the prices they hold now has great potential of gaining a lot of equity in their homes as the values go back up over the next 5 years.

December is here! It is amazing how quickly this past year has gone by, and though there have certainly been ups and downs for everyone, I hope that December finds you all with family and excitement over the upcoming holidays!

Fort Collins Event Information

The Fort Collins area has many great activities coming up this month, including one of my very favorites on December 4th:

The 18th Annual Carolfest at the Opera Galleria

123 North College Ave, Fort Collins

FREE to all ages

The public is invited to participate in Carolfest, as the Choice City Singers lead the public in timeless Christmas carols.  The procession of carolers will begin at the Opera Galleria, as they meet to warm up their festive voices. The caroling group will take the procession to the Northern Hotel  lobby, and then move to Santa’s Workshop, singing all along the way.  After visiting Santa’s Workshop and Old Town Square, the party will make its way to the final destination of Oak Street Plaza.

Carol lyrics will be distributed to participants at the Opera Galleria. Please bring warm clothes and gloves, because a majority of the caroling will be outside. This is a walking event, so participants need to be able to walk the half-mile route. This is a holiday favorite of my friends and family, so I hope to see you there!
