Loveland CO Real Estate Auction Starts Tomorrow

It seems that Loveland CO real estate auctions are becoming increasingly common lately.

For instance, back in March, well-known Northern Colorado developer Martin Lind  auctioned off part of his Northern Colorado real estate portfolio.

The 30 properties that Lind auctioned totaled more than $95 million in value and the auction featured a simulcast, allowing  remote bidders to participate.

Loveland Area REALTORS Discuss the Loveland Real Estate Market At Meeting

A group of Loveland area REALTORS recently met to discuss the local economy and real estate market.  One of their conclusions?  The Loveland real estate market will play a major role when it comes to improving the regional economy in Northern Colorado.

Coverage of the  Loveland Berthoud Association of Realtors meeting was originally reported in The Coloradoan, one of our local newspapers.

About 100 REALTORS met to discuss a range of subjects, including the current misery index.

The misery index is an economic indicator that is calculated by adding the unemployment rate to the inflation rate.  The general idea behind the index, which was created by economist Arthur Okun, is that a higher rate of unemployment and a worsening of inflation should be avoided.

The current misery rate is 11.1, compared with 21.98 in 1980.

Signs of Improvement on the Horizon for the Loveland CO Real Estate Market

At their recent meeting, Loveland REALTORS discussed some of the great things that have happened to the city lately, including the ACE Project coming soon.

But they also discussed some factors that might be holding back the local economy, including qualified residential mortgages that require a 20 percent down payment from Loveland home buyers.

Some other findings that the group of Loveland REALTORS discussed:

  • Foreclosure filings decreased in the last year, according to the Colorado Division of Housing
  • Fort Collins home values are holding strong, having only dropped by 3.7 percent recently.
  • New home sells did not exceed existing home sales in the area in January and February.

The general consensus among the REALTORS at the end of the meeting is that it was the greed of Big Banks and not the national housing market that caused the nationwide recession, reported the Coloradoan.

Loveland Area Real Estate Auction Seen as Big Success

More than 600 people attended a recent Loveland real estate auction, garnering praise from event organizers and Loveland real estate buyers alike.

Martin Lind, a well-known Northern Colorado developer,  auctioned off part of his Northern Colorado real estate portfolio on March 17 at the Loveland Embassy Suites, 4705 Clydesdale Parkway.

Thirty properties, totaling more than $95 million in value, were auctioned at the live event. The event also offered a simulcast, which allowed remote bidders to participate.

Investing in Loveland CO Real Estate

About 100 registered bidders attended the event on March 17, giving them access to some impressive residential and commercial lots, commercial retail buildings, industrial sites and single family homes – all of which were part of Martin Lind’s portfolio.

Many Northern CO buyers considered the auction a success because of the great deals they were able to get on some sought after Northern Colorado properties.

For the most part, Northern CO sellers also considered the event a success, although the auction process typically favors the buyer.

Here are some of the results of the March 17 auction, according to The Examiner:

  • 11 properties sold “Absolute” to the highest bidder, which means those properties will sell at the auction price within 30 days.
  • All properties sold for well below market value
  • Most of the active bidding occurred when retail buildings and single family residences came up for auction.
