Happy Halloween to everyone in the Northern Colorado area!  I hope you find yourself surrounded by family and friends as the holiday season officially gets underway.

Longmont, CO Homes for Sale

Here’s a look at the current state of the Longmont housing market, based on the most recent information from the real estate website, Trulia.

  • Currently there are 844 resale and new homes on the Longmont real estate market, including 316 homes in the pre-foreclosure, auction or bank-owned stages.
  • Between July and September, the median price for a Longmont home for sale was $220,500, which represents a 6.2 percent decrease when compared to the same period last year.
  • During that period last year, the median price for a Longmont home for sale was $225,000.
  • During the week ending on Oct. 19, the average listing price for a home in this Northern Colorado community was $413,749.
  • When compared to the same period last year, the average listing price has decreased by 2 percent.
  • The October, the median sales price for a one-bedroom Longmont home for sale was $140,000
  • The median sales price for a two-bedroom home was $180,000.
  • During that same month, the median sales price for three- and four-bedroom homes in Longmont were $210,000 and $300,000 respectively

Northern Colorado Luxury Real Estate Sales Grow Strong

We all know Northern Colorado real estate was hit hard by the national economic downturn a few years ago and the expiration of real estate tax credits this year only seemed to cause more struggles for the local Fort Collins homes for sale. However, the new low interest rates and reductions in list prices on luxury Fort Collins area real estate has spurred great interest-and action-in local home buyers. In fact, the Loveland Reporter Herald just announced, “Listings in Fort Collins and Loveland in the market segment with a floor at $4000,000 have risen sharply, and sales are more frequent.” What exactly does that mean?
