<h2>Living in Windsor, Colorado</h2>
<p>According to the recent article I read, Windsor closed out 2011 with a bang: Not only did sales-tax collections increase, but so did new housing projects.</p>
<p>Here’s an overview of the economic activity in Windsor near the end of 2011:</p>
<ul>
<li>During the month of November, local sales-tax collections were $418,375, an increase of 6.7 percent when compared to the previous year.</li>
<li>From January to November 2011, the sales tax collections were $4,952,975, up 5.7 percent when compared to the same period in 2010.</li>
<li>In addition, there were 227 single-family home building permits pulled between January and November.</li>
<li>Compared to the previous year, that’s an increase of 102 percent.</li>
<li>Experts have said that those 227 single-family home building permits represent the highest level of new home development in five years!</li>
<li>Windsor is now outpacing every other Northern Colorado community in terms of new housing starts in 2011.</li>
<li>In <a href="http://www.century21humpal.com/area-info.php?p_area=2867">Fort Collins,</a> 209 permits were pulled.</li>
<li>In <a href="http://www.century21humpal.com/area-info.php?p_area=2872">Johnstown,</a> 169 permits were pulled.</li>
<li>And in <a href="http://www.century21humpal.com/area-info.php?p_area=2868">Loveland</a>, 139 permits were pulled.</li>
<li>Meanwhile, construction use tax through the first 11 months of 2011 totaled $1,012,102. That’s 208 percent more than the town’s estimated budget. now:</li>
</ul>
<p>In terms of recent real estate market activity in Windsor, it’s more of a mixed bag right</p>
<ul>
<li>Between October and December, the average price per square foot for a Windsor home was $151, up 1.3 percent when compared to the same period last year.</li>
<li>During that same period, the median sales price was $235,000, down 6 percetn when compared to the same period in 2010.</li>
<li>Meanwhile, the number of home sales decreased 30 percent.</li>
<li>But during the week ending on January 4, the average listing price for Windsor homes actually increased by 1 percent – from $386,063 to $389,947.</li>
</ul>

<p>As with most markets, the housing market is expected to improve as the local economy continues to improve.</p>

<h2>New Development Coming to Northern Colorado</h2>
<p>According to the recent article, the Army Reserve Training Center for the 409th Engineer Company will be built across the street from The Ranch.</p>
<p>Currently, the military is working to finalize purchasing the land from Eagle Crossing Windsor LLC, which is owned by well-known area developer Martin Lind.</p>
<p>Little else is known about this development, but more details are expected to be released in the next several weeks.</p>
<p>Still, officials aggress that this new center is likely to create a lot of economic activity in the Windsor, Colorado area.</p>
<p>After all, the construction of the building alone will create plenty of construction jobs in the area.</p>
<p>And once it’s built, visitors to the training center will likely invest in Windsor area real estate and shop at Northern Colorado stores during their stay.</p>
<p>That’s great news for Windsor, considering that the median home sales price has decreased by 6 percent since 2010.</p>

<li>During the week ending on Oct. 19, the average listing price for a Windsor home was $383,940, which is a 2.8 percent decrease when compared to the week before.</li>
<li>During that same week, the median sales price for a 2-bedroom Windsor home was $140,000.</li>
<li>The median sales price for a 3-bedroom Windsor home was $225,000</li>
<li>And the median sales price for a 4-bedroom Windsor home was $300,000.</li>

<h2>Loveland CO Area Real Estate Market Update</h2>
<p>According to a recent report from the Colorado Division of Housing, foreclosure filings and sales fell year over year in Larimer County during the second quarter.</p>
<p>Here’s how that breaks down:</p>
<ul>
<li>Filings for Larimer County dropped by 17.6 percent – from 403 during the second quarter of 2010 to 332 during the second quarter of 2011.</li>
<li>Foreclosure sales for Larimer County dropped by 9.8 percent – from 315 in 2010 to 194 this year.</li>
<li>There were slightly more foreclosure filings during the second quarter of 2011 compared with the first quarter of this year.</li>
</ul>
<p>Loveland CO real estate analysts agree that part of the reason for the drop in foreclosure filings is because banks have slowed down the foreclosure process in the wake of the robosigning controversy earlier this year.</p>
<p>Larimer County isn’t the only Colorado County that has seen drops in foreclosure rates.</p>
<p>According to state data, foreclosure filings across Colorado dropped by 28.2 percent between the second half of 2010 and the first half of 2011.</p>
<p>And between the first half of 2010 and the first half of 2011, foreclosure sales at auction across the state fell by 13 percent!</p>
<h2>Loveland CO Real Estate Homes for Sale</h2>
<p>The drop in foreclosures in the Loveland, CO area is good news for interested <a href="http://www.century21humpal.com/sellers.php">Loveland CO home sellers.</a></p>

<li>2011 property values in Larimer County are comparable to 2009 value levels</li>
<li>The overall value of Larimer County property is about $4 billion, which is the same as it was in 2009.</li>
<li>Since this year’s countywide revaluation, more than 11,000 property owners have protested the new value.</li>
<li>The number of property value protests was down from 2009, when there were about 13,000 protests filed.</li>
<li>Comparitively, property values in Denver were down almost 6 percent during the same period and property values in Boulder County were down 4 percent.</li>
<li>Home prices in Larimer County declined by 1 percent from 2009 to 2011.</li>
<li>Vacant lot prices declined by 25 percent during that same period.</li>
<li>Generally speaking, property values tended to rise in Berthoud, Loveland and Windsor, while property values slightly fell in Wellington .</li>
<li>Property values in Fort Collins remained relatively flat.</li>
</ul>
<p>The good news for all Larimer County residents is that the county will not have to make as sharp of budget cuts for 2012 because property values didn’t drop as much as they were expecting.</p>

<p>State  law require counties to reappraise all properties in odd-numbered  years.</p>
<p>Values are based on  sales of comparable properties as of  June 30, 2010 for the five previous years.</p>
<p>Larimer County Assessor Steve Miller said that while<a href="http://www.century21humpal.com/area-info.php?p_area=2867" target="_blank"> Fort Collins</a> saw about one or two percent decreases on average in value, <a href="http://www.century21humpal.com/area-info.php?p_area=2868" target="_blank">Loveland</a>, <a href="http://www.century21humpal.com/area-info.php?p_area=2869" target="_blank">Windsor</a> and <a href="http://www.century21humpal.com/area-info.php?p_area=2874" target="_blank">Berthoud</a> fell about 4 percent.</p>
<p>Some vacant land dropped by as much as 25 percent, however this information might be skewed since there were so few sales to use for comparison, he added.</p>

<p>While the inventory of <a href="http://www.century21humpal.com/idx-search.php" target="_blank">available homes for sale</a> in<a href="http://www.century21humpal.com/area-info.php?p_area=2868" target="_blank"> Loveland</a> and surrounding communities has started to shrink, the number of interested buyers has started to grow.</p>
<p>This kind of situation has created room for increasing competition, which will likely encourage home prices to rise further, experts say.</p>
<p>Single-family home inventory has been on the decline for months now, with the Loveland and <a href="http://www.century21humpal.com/area-info.php?p_area=2874" target="_blank">Berthoud</a> areas seeing a 9 percent drop in January 2011 when compared to January 2010.</p>

<p>For instance, the median sales price for single-family homes in Loveland and Berthoud was $240,000 in January, which was an increase from $195,000 the year before during the same month.</p>

<p>Thirty properties will be auctioned at the live event and eleven of the properties will sell absolute with no minimums or reserves. The event will also offer a simulcast, allowing remote bidders to participate.</p>
<p>Lind&#8217;s portfolio has quite a high profile and includes such properties as the a Perkins Restaurant in <a href="http://www.century21humpal.com/area-info.php?p_area=2868" target="_blank">Loveland, CO</a>, the Water Valley Village Retail Buildings and four luxury residential homes in <a href="http://www.century21humpal.com/area-info.php?p_area=2869" target="_blank">Windsor</a>.</p>
<p>The Windsor homes are newly built and two of them are waterfront homes.</p>

However, the new low interest rates and reductions in list prices on <a href="http://www.century21humpal.com/featured-listings.php">luxury Fort Collins area real estate</a> has spurred great interest-and action-in local home buyers.  In fact, the Loveland Reporter Herald just announced, &#8220;Listings in Fort Collins and Loveland in the market segment with a floor at $4000,000 have risen sharply, and sales are more frequent.&#8221; What exactly does that mean? I have all the stats and details broken out below.</p>

<h3>Fort Collins Real Estate Market 2010</h3>
<p>Looking over all the stats I track for local <a href="http://www.century21humpal.com/featured-listings.php">Loveland homes for sale</a> and <a href="http://www.century21humpal.com/form-neighborhood-sold-report.php">Fort Collins real estate market reports</a>, I have to announce the trends are showing tremendous improvement in the <a href="http://www.century21humpal.com/form-selling-guide.php">Northern Colorado luxury real estate market</a>. </p>
<p>While for many home owners it seemed like a never ending waiting period to <a href="http://www.century21humpal.com/sellers.php">sell Fort Collins real estate</a>-and many people with the desire to <a href="http://www.century21humpal.com/buyers.php">buy Loveland real estate</a> were scared to act by the overall market conditions across the nation, it appears that finally the market has hit its level state-and <a href="http://www.century21humpal.com/idx-search.php">luxury homes for sale in Northern Colorado</a> are starting to move quickly. </p>
<p>Take a look at the stats below to see the growing trend of <a href="http://www.century21humpal.com/marketing.php">luxury Northern Colorado home sellers</a> downsizing and luxury home buyers finally acting upon the low prices, low rates, and amazing value, which is showing very solidly in the <a href="http://www.century21humpal.com/area/2867">Fort Collins area</a> and <a href="http://www.century21humpal.com/area/2868">Loveland area</a> in particularly.</p>
<h3>Northern Colorado MLS Data</h3>
<p>According to my stats, along with the <a href="http://www.century21humpal.com/idx-search.php">Northern Colorado MLS</a> stats, courtesy of IRES&lt; LLC, there is:</p>

<li>a 13% increase in Larimer and Weld Coundites luxury home sales from 2009</li>
<li>2% increase in median sales price, from $490,000 to $498,000</li>
<li>Loveland has the highest percentage of luxury homes sold at 14%</li>
<li>Fort Collins came in second at 11%</li>
<li>Greeley was not as strong at only 5%, but still showed an increase from 2009.</li>
<li>Currently there are 17 months of inventory in the Larimer County and Weld County, offering an amazing Northern Colorado luxury home buyers market</li>
<li>Only this past summer there was 30 months of luxury Northern Colorado MLS  inventory</li>
</ul>
