<h2>Investing in a Home in the Greater Loveland, CO Area</h2>
<p>For those of you who don’t know, a contingency is any clause that allows you to bow out of a contract after you’ve already signed it.</p>
<p>Contingencies are a great tool for home buyers because they basically allow you to cancel a contract without any penalties. You even get your earnest money deposit back!</p>
<p>Here are some of the most common contingencies that home buyers include when writing a contract:</p>
<ul>
<li><strong>Appraisal.</strong> When buyers apply for a loan, they have to give the lender the purchase price. Oftentimes, buyers will be required to get a home appraisal to substantiate that price. If the appraisal comes back considerably lower than the purchase price, a buyer can cancel the contract.</li>
<li><strong>Loan.</strong> With this contingency, a buyer can cancel a contract if they are unable to secure the necessary loan to purchase the home.</li>
<li><strong>Lead-based Paint.</strong> According to federal law, home buyers have 10 days to inspect a home for lead-based paint – an issue that is especially common in homes built before 1978.</li>
<li><strong>Roof Inspection.</strong> If extensive damage or wear/tear is determined, a buyer can cancel the contract.</li>
<li><strong>Wood Destroying Pest Inspection.</strong> Check the contract to see who is responsible for paying for the inspection. The contract also should tell you whether outbuildings or garages are included in that contingency’s coverage.</li>
<li><strong>Early Occupancy Agreements or Early Buyer Possession</strong>. In this instance, the buyer and the seller agree that the buyer can rent the property before the close of escrow.</li>
<li><strong>Private Well Inspection.</strong> This contingency is typically brought up for homes with private wells in place of city water services. The inspection would focus on whether the well’s water meeds standard health codes.</li>
<li><strong>Sewer Inspection:</strong> This inspection is looking for clogged or deteriorated sewer lines.</li>
<li><strong>Preliminary Title Report.</strong> This report will detail such information as easements, monetary liens of record, and more. It will also give the buyer a good idea whether the seller can transfer a clean title to the buyer. Always make sure you order a title policy with this contingency.</li>
<li><strong>Sale of Current Home.</strong> This is a very common contingency in which buyers will not close on the new home until they’ve sold their current home. Typically, sellers give buyers a certain number of days to sell their home before they put their home back on the market for another home buyer.</li>
</ul>

<li>They overestimate the value they’ve added to their home through upgrades and modifications.</li>
<li>They’re trying too recoup some of their expenses because they believe that their original purchase price was too high.</li>

<p>Whatever the reason is, it doesn’t usually end well for the Loveland home seller in questions.</p>
<p>More often than not, here’s what happens when you overprice your Northern Colorado home for sale:</p>

<p>I always recommend to the <a href="http://www.century21humpal.com/sellers.php">Loveland home sellers</a> that I work with to complete a home inspection before a prospective home buyer ever has a chance to.</p>
<p>By doing this, you can locate and fix a possible problem before the buyer even knows about it.</p>
<p>Here are the top things that home buyers will be looking for on an inspection report. Hence, you should be looking out for these things as well:</p>
<ul>
<li><strong>Roof Problems:</strong> Buyers are very wary of buying a home with roof issues because they know how costly fixing the roof can be. Be prepared to fix the roof if your inspector finds deteriorated shingles or rot underneath the shingles.</li>
<li><strong>Water issues in the basement or crawlspace.</strong> Because of the location of these rooms in your home, they’re more prone to have water control issues. One giveaway for this is the smell of mildew, which signals that it’s too moist in that area. Reduce moisture levels by using plastic to cover exposed ground.</li>
<li><strong>Mold &amp; Mildew:</strong> Buyers dread buying a home with mold and mildew issues – especially since many of them are aware of the health issues connected with them. So make sure you have any growth removed before a potential buyer finds it.</li>
<li><strong>Leakage Problems:</strong> Inspectors will be checking your plumbing systems for any leaks. They’ll also likely check your septic system as well. So make sure that when you hire your own inspector that they look for issues in these areas as well.</li>
<li><strong>Electrical Problems:</strong> Are all the circuit breaker configurations and electrical panels in proper working order? If not, you’ll want to fix them before a buyer comes along.</li>
<li><strong>Heating and Air Conditioning:</strong> These systems can be costly to repair and they can make a home owner miserable if they break at the inopportune time. So make sure they’re working.</li>
</ul>
<p>While this may seem like a lot of things to check on, the good news is that your contract should specify what’s expected to be in good working order at the time of closing.</p>
<p>Thus, you should use your contract at a reference point when it comes to home inspections.</p>

<p>For those of you who don’t know already, first-time home buyer loans are those loans that provide financial assistance to qualified buyers by using such methods as:</p>
<ul>
<li>Forgive loans</li>
<li>Defer Paymnets</li>
<li>Zero to no down payments</li>
<li>Subsidized interest costs</li>
<li>Grants</li>
</ul>
<p>Typically, those who get first-time home buyer loans fall into two categories:</p>
<ul>
<li>They’ve never owned a home before</li>
<li>They haven’t owned a home in more than three years.</li>
</ul>
<p>While first-time home loans have helped a great many buyers get a home, they aren’t without drawbacks.</p>
<p>For one thing, many of these loans come with very specific restrictions, such as:</p>
<ul>
<li>The borrower is prohibited from buying a home in certain price ranges</li>
<li>The borrower is prohibited from renting space in the home to a third party.</li>
<li>The borrower is required to buy a home that meets certain physical requirements.</li>
<li>The borrower must make the home in question their primary residence.</li>
</ul>
<p>These restrictions create unique disadvantages associated with first-time loans:</p>
<ul>
<li>Borrowers are limited in the type of home they can buy</li>
<li>Borrowers are not eligible for certain program benefits should they decide to sell their home too soon.</li>
<li>Borrowers may be limited to the type of loan they can get</li>
<li>Borrowers may have to pay recapture taxes in order to claim some of the benefits associated with first-time home buyer loans.</li>
</ul>
<p>As I’ve said before, first-time home buyer loans can certainly be advantageous for those who could not own a home otherwise.</p>
<p>But oftentimes, it’s more advantageous to get a traditional loan.</p>

<li>In 2011, the median sales price was $210,000.</li>
<li>During the week ending on March 28, the median sales price for 1-bedroom Fort Collins homes was $116,950</li>
<li>The median sales price for 2-bedroom homes was $170,000</li>
<li>And the median sales price for 3- and 4- bedroom homes was $209,939 and $244,700 respectively.</li>
